The floor, in practice

In a hotel gym, a rubber tile of 15 to 20 mm is enough. Impact noise is low and over specifying the thickness adds nothing. What does change the price is the reaction to fire classification: a standard tile starts at around 26.00 EUR excluding VAT per square metre, while a fire classified reference suitable for a building open to the public starts at 42.00 EUR excluding VAT per square metre and rises with thickness and finish. Where the space is visible from a lobby or corridor, a wood effect tile keeps the same shock absorbing properties with a finish that suits a public area.

4. Layout and ergonomics

Placement rules

Density per station: allow 5 to 7 square metres per cardio station and 8 to 14 square metres per free weight station, clearance zones included. On the small footprint typical of a hotel, three well spaced stations beat five cramped ones every time.

Clear zone behind treadmills: this is a safety requirement, not a comfort allowance. Respect the zone stated in the manufacturer instructions.

Reaction to fire

The floor covering must carry a reaction to fire classification established under EN 13501-1, with the fl suffix and a smoke index. There is no single mandatory classification: the requirement depends on the type and category of the building and on the room concerned. In practice Cfl-s1 and Bfl-s1 are the levels expected on a gym floor, and the classification report must be supplied by the supplier and kept on file. The binding requirement is set by the national fire safety regime applicable at the location of the hotel, so confirm it locally rather than assuming a level from another country.

Accessibility

Accessibility obligations apply to the built environment: approach route, door widths, internal circulation, adapted washrooms and changing facilities. They do not apply to the machines themselves. That said, providing at least one station usable by a person with reduced mobility, a recumbent bike with an accessible seat for instance, is commercial common sense as much as hospitality. Note that in EN ISO 20957-1 class I is a professional class covering inclusive access, not a level of intensity above class S.

Operation

Display the instructions for use and the access hours, provide disinfectant and paper, clean contact surfaces daily, and check that your public liability cover explicitly extends to this use.

6. Servicing and maintenance

In hospitality the difficulty is not the intensity of use, which is moderate, but the absence of technical staff on site. Without a contract, no wear is detected before the breakdown, and the breakdown is seen by guests before it is seen by you.

Daily, by hotel staff: cleaning of contact surfaces, visual inspection, restocking of consumables.

Quarterly: lubrication of treadmill decks, inspection of cables and belts, checking of fixings and fasteners, console calibration.

Under a maintenance contract: two preventive visits per year, a defined response commitment for breakdowns, and preferential terms on parts. Response times differ by country and by site, so have the commitment written into your own contract rather than assumed.

Buying equipment built for occasional use

Equipment designed for occasional single user use does not survive multi user service, even at low intensity: repeated breakdowns, a damaged image, and exposure in the event of an injury. The EN ISO 20957 series defines usage classes; in hospitality, class S, the class intended for commercial and supervised use, is the minimum.

Neglecting the floor

Under sizing the ventilation
