Why a fitness area pays for itself in hospitality
Business and leisure travellers increasingly filter properties by the presence of a gym. On booking platforms the facility is a visible ranking and filtering criterion, it supports the room rate, and it reduces the number of guests who leave the property to train. Noise and vibration
Hotel fitness rooms are usually next to bedrooms, corridors or public areas. Unsupervised use

Above 50 m² the layout moves from a single room to differentiated zones. That is also the point at which a functional training area or a small wellness offer becomes worth adding, for example a cold plunge bath or a Pilates reformer alongside the gym floor.
Compliance for a publicly accessible fitness room
A hotel gym open to guests is a public access building area under French and wider European building regulations, and the same logic applies in most European jurisdictions. Three points drive the file:
- Equipment must comply with EN 957 (EN ISO 20957), the European standard for stationary training equipment, including the class of use appropriate to unsupervised commercial operation.
- Circulation widths must meet accessibility rules for people with reduced mobility, typically 1.40 m of clear circulation.
- The floor covering needs a fire classification compatible with public access premises.

What is the minimum floor area for a hotel fitness room?
20 to 30 m² is enough for a boutique or city hotel: one treadmill, one cross trainer, one adjustable bench and a dumbbell set. Allow 30 to 50 m² for a four star property with two or three selectorised machines. Above 50 m² the room can be split into distinct cardio, strength and stretching zones.
How do we limit noise transmission to nearby bedrooms?
Three measures combine well: magnetic resistance bikes and rowers, treadmills with advanced deck cushioning, and rubber gym flooring tiles laid with anti vibration pads under the cardio machines. If the room is above or adjacent to bedrooms, the floor thickness and underlay should be validated before the equipment is ordered.
Do we need a maintenance contract?
It is strongly recommended when the room is open continuously and used without supervision. Our contracts include one annual preventive visit and a callout within 48 working hours in the event of a breakdown, from 350 EUR excluding VAT per year for a small room.
