Residential gym equipment: shared fitness rooms for apartment buildings and new developments
Are you fitting out a gym in a residential building, an upmarket apartment block or a new development? Light In Fitness works with property developers, managing agents and operators of serviced residences on the design and equipping of shared fitness spaces. From a compact studio for 30 apartments to a residents’ club for 300 people, the equipment supplied is professional grade, built for intensive shared use without heavy maintenance.
Why include a gym in a residential building
A shared gym has become a significant selling point for new developments and serviced residences. The benefits are concrete:
- Property positioning: a shared fitness room is one of the amenities buyers and tenants compare between schemes.
- A differentiating argument in the marketing brochure.
- Tenant retention in long-stay residences: students, seniors, co-living.
- Controlled service charges with robust, low-energy equipment.
- Accessibility built in from the design stage.
Which types of residence do we equip
New residential developments
We work with developers from the design phase so that the gym is integrated into the scheme: services, technical reservations, acoustic constraints. The equipment is delivered at the end of the works, before handover to purchasers.
Student residences and co-living
A young population, very intensive use and a need for modularity. We recommend equipment without fragile electronics – magnetic rower, air bike, non-motorised treadmill – and functional zones with bands and kettlebells, which are used constantly.
Serviced senior residences
The focus is mobility, balance and gentle cardio. Recumbent bikes, rowers with adjustable resistance, guided-load strength machines with light weights, aquatic rehabilitation equipment. Impact-absorbing flooring is essential to prevent falls.
Upmarket residential condominiums
Upmarket buildings increasingly offer a small private gym. We select equipment with careful design that sits well in a high-specification interior, drawn from professional ranges such as Bodytone, all conforming to EN ISO 20957-1, class S, the classification for professional indoor use.
Which configuration for which size of building
- 30 to 80 apartments: a compact room of 25 to 40 sq m – one treadmill, one bike, one rower, one dumbbell rack, rubber flooring. Budget 10,000 to 20,000 euros excluding VAT.
- 80 to 200 apartments: a standard room of 50 to 80 sq m – two to three cardio stations per type, a multi-function press, a functional zone. Budget 25,000 to 50,000 euros excluding VAT.
- 200 apartments and above: a genuine residents’ club of 100 to 200 sq m with cardio, strength, group exercise and changing areas. Budget 60,000 to 150,000 euros excluding VAT.
Standards and constraints specific to residential buildings
Noise and vibration
A gym on the ground floor or in the basement of an apartment building demands rigorous acoustic treatment. We systematically recommend impact-absorbing tiles of 25 mm minimum, anti-vibration pads under the cardio machines, and enclosed dumbbell storage. The flooring ranges are on the page rubber gym flooring tiles.
Accessibility
A shared facility open to the residents of a building is subject to the accessibility rules of the country where it is built. The usual design points are a circulation width of 1.40 m, at least one bike and one strength machine usable from a wheelchair, and adapted sanitary facilities. Confirm the applicable classification with the design team before ordering.
Safety and the manager’s responsibility
The manager should display rules of use, keep an up-to-date maintenance register and check what first-aid and emergency equipment national or local regulations require for a facility of this type. We supply the documents that go with the equipment: instructions, conformity declarations, maintenance schedule.
Maintenance and long-term follow-up
A residential gym runs seven days a week with users of every level. To keep it available, we offer:
- An annual preventive maintenance contract, from 450 euros excluding VAT a year for a small room.
- Technical support coordinated by our own team, with response times confirmed for your country at the quotation stage.
- Spare parts guaranteed for 7 years on our professional brands.
- Warranty extension up to 5 years on major equipment.
Delivery, installation and handover
Delivery is made by tail-lift truck with a fitting team. Installation is included in full: laying the floor, assembling the machines, setting them up, functional testing, and briefing the caretaker or concierge team. We remain available during the first six months for adjustments.
Frequently asked questions
Is a shared gym in an apartment building a public facility?
In most countries, yes: as soon as it is accessible to several dwellings it is treated as a facility open to a defined public, with the obligations that follow – accessibility, fire safety, a register. The exact classification and its thresholds are national, so confirm them with the design team for the country concerned.
Who pays for the equipment in a new development?
The developer usually hands over the gym fully equipped, the investment being recovered in the sale price of the units. We draw up the quotation directly with the developer.
What is the minimum ceiling height?
2.50 m for basic use, meaning cardio and light strength work. 2.80 m is recommended as soon as there is a rack or a smith machine. 3 m minimum for a cross-training cage.
Can a gym be equipped on lease or rental terms?
Yes. For managing agents or serviced residences that prefer to spread the investment, we offer leasing arrangements of 36 to 60 months on the equipment.
How does a holiday residence differ from a residential building?
Seasonality, the permanent turnover of users and the absence of any technical team on site change the equipment choice completely. That case is dealt with on the page sports equipment for holiday residences.
