All figures are indicative project estimates excluding VAT. The coefficient arithmetic is the key check: price excluding VAT x coefficient x months = total rentals. A 1.30 coefficient turns 120,000 EUR of equipment into 156,000 EUR of rentals before the purchase option.
Five situations where outright purchase wins
- Cash is available and not better deployed elsewhere: paying cash avoids a 10–30 percent financing overhead.

- Launch cash is tight: a club opening with 30,000 EUR cannot absorb 120,000 EUR of equipment up front; the lease spreads it over 48–60 months.
- You plan a 5-year renewal cycle: return or buy out at contract end and re-lease new equipment — well suited to technology-heavy floors (screens, connected consoles).
- The contract bundles maintenance: where preventive maintenance, wear parts and after-sales are in the rental, the financing overhead is partly offset by management savings.
- The structure cannot capitalise assets: small structures and associations that cannot depreciate equipment benefit more from fully deductible rentals.
- You are testing a concept: an innovative format (HYROX zone, EMS studio, adapted-activity space) carries market risk; leasing caps the downside — if the concept fails, the equipment goes back without a heavy stranded asset.
The three clauses to check before signing any lease
- The coefficient: above 1.25 over 60 months, a lease is rarely competitive against a fixed-rate bank loan.
- Early exit terms: penalties and conditions if you need out at month 30.
- Maintenance scope: whether preventive maintenance, wear parts and call-outs are genuinely included, and with what response times.
The trap is choosing the lease by default because the cash is missing — without checking whether a standard bank loan or a public grant would be cheaper. If the lease coefficient exceeds 1.20 and loan rates are below 5 percent, the loan is almost always the better instrument.

The seven-year totals sit close together, but the cash curves do not. The outright purchase concentrates 120,000 EUR in month zero — precisely when a new facility also pays for works, deposits, marketing and its first salaries, and before the first membership income arrives. The lease spreads the same equipment over sixty payments that revenue can progressively cover. For an established operator replacing a fleet, that timing argument is weak: reserves exist, and the financing overhead is pure cost. For a founder, it can be the difference between opening with a safety cushion and opening exposed. The correct comparison is therefore not lease versus purchase in isolation, but lease versus purchase-plus-bank-loan — and the loan frequently wins on price while matching the cash curve.

Nothing obliges a single instrument across the whole fleet. A common structure finances the long-lived mechanical equipment — racks, plate-loaded machines, free weights, which serve 15 years or more — by purchase, while leasing the technology-heavy cardio line that will plausibly be renewed at year five anyway. This aligns each instrument with the asset’s real life: ownership for what you will keep, rental for what you will replace. It also diversifies counterparty risk and keeps part of the fleet unencumbered if the business later needs security for other borrowing.

Can public bodies lease gym equipment?
Legally yes in most jurisdictions, but rarely advantageously: public investment grants fund purchases, not rentals, so public projects overwhelmingly buy outright on investment budgets. Leasing suits temporary or experimental public needs at most.
