Budget 7 to 10 m2 per active station across a training floor as a whole, but apply the density zone by zone, never uniformly. Cardio runs at 5 to 7 m2 per station, selectorised strength at 7 to 10, plate-loaded at 8 to 12, free weights at 8 to 14, and functional training at 10 to 15. Below 6 m2 per station, circulation and ventilation both fail. Above 12 m2 on average, the floor is underused and the cost per square metre erodes profitability without any benefit to the member. These are net zone areas, with main circulation routes already deducted.

Flooring governs what density actually permits. A tight free-weight zone on a covering that is too thin transfers vibration into the structure and cracks tiles at the drop points. The square metres per member ratio
Machine density alone is not enough. It has to be crossed with the membership target, because the peak-hour attendance is what sizes the fleet.

Context changes how these read. In hotels the binding constraint is not station count but quietness and intuitive use. In care homes and assisted living it is wheelchair circulation and fall safety. In a rehabilitation setting you must also allow the clinician’s working space beside the patient, so one station occupies roughly twice the area of a club station.
Worked example: laying out 400 m2 net
Start with a 470 m2 gross unit. Deduct walls, columns, ducts and plant rooms, typically 10 to 20%, and about 400 m2 net remains. Remove 40 m2 of main circulation, two through routes, and 360 m2 is genuinely available for zoning.

That gives capacity for about 50 people at once. Two ways of sizing the membership file converge on a similar answer. Peak attendance in a mid-market club runs at 8 to 10% of the file, so 50 simultaneous users supports 500 to 625 members. The m2 per member ratio applied to 400 m2 net gives 500 to 800. The overlap sits at 500 to 625, so that is the defensible band; the upper end of the ratio band assumes a low-intensity membership profile that a full-service club rarely has.
If the business plan targets 800 members on the same floor area, the answer is not to densify the fleet. It is to flatten attendance through off-peak pricing and staggered class times, or to revise the floor area. The economics are set out in gym investment, ROI and payback.
The three most common density mistakes
Counting gross rather than net area. Gross area includes walls, columns, ventilation risers and service rooms. The usable figure is 10 to 20% smaller, and main circulation comes off after that. A dimensioned plan settles this before it costs you one machine too many.
Applying one density across the whole room. Cardio tolerates 5 to 7 m2 per station; free weights need 8 to 14. Using a single value everywhere either overcrowds the most dangerous zone or wastes the most profitable one.
Forgetting main circulation. Two through routes following the natural journey, entrance to cardio to selectorised to free weights to stretching to exit, structure the room. If machines block them, members zigzag between occupied stations: uncomfortable during the day, dangerous at the evening peak.
The regulatory floor under all of this
Equipment density must never reduce circulation below public-access building requirements. Two rulebooks stack: evacuation, where escape routes are sized in units of passage according to the declared capacity and must stay permanently clear, and accessibility, where internal horizontal circulations must take a wheelchair, with localised pinch points only tolerated. Exact values depend on the declared capacity, the building type and its category, and they are validated with the inspection body before layout, not after delivery. Frequently asked questions
How many machines fit in 100 m2?
At the average of 7 to 10 m2 per station, roughly 10 to 14 stations of net zone area, but the honest answer depends on the mix. A cardio-heavy 100 m2 room can carry 16 stations; a free-weight room with racks and platforms carries 8. Decide the zone split first, then apply the per-zone densities.
Is 6 m2 per station ever acceptable?
In a cardio zone, yes, and it is a normal working figure. As a whole-floor average it is not: it means the free-weight and functional zones have been compressed below safe clearance, which is where injuries and complaints originate.
Does the stretching zone really need 3 to 5 m2 per mat?
Yes, if you want it used. A 180 x 60 cm mat occupies just over 1 m2, but a person lying on it needs space to move limbs and to enter and leave without stepping over a neighbour. Undersize it and the zone empties itself, then quietly becomes storage.
How does density change for a rehabilitation or care setting?
