The rowing machine, or indoor rower, is one of the few cardio products that loads the legs, trunk, back and arms in a single low-impact movement. That is why it appears on almost every commercial specification, from a twenty-station hotel fitness room to a cross-training box running classes back to back. The difficulty is not whether to install one, but which type to install and how many.
The decision comes down to a small number of specification points: resistance type, rail length, duty rating, monitor and data output, footprint and storage, and how quickly a worn part can be replaced. This guide takes them in the order a buyer actually meets them.
Choosing a rowing machine for a commercial floor
A rower bought for a facility open to third parties is a different product from one bought for a private space, even when the two look similar in a photograph. Indoor equipment for professional use is specified to EN ISO 20957-1 class S, and the classification is worth asking for in writing rather than assuming it from the price.
Start from the duty cycle, not the budget
Budget is the wrong first question because it hides the one that determines cost of ownership: how many hours a day the machine will actually run. A hotel rower used twenty minutes a day and a box rower used six hours a day are the same product on paper and completely different purchases in practice. Establish the daily running hours and the number of distinct users first, then price against that.
The second half of the same question is what happens when the machine stops. A commercial purchase includes a service route: who comes, how fast, and whether the consumable parts are held in stock. That is worth more over five years than any difference in list price.
Define what the machine is for
Rowers serve at least four distinct programmes, and they do not all want the same machine. A conditioning circuit wants fast resistance changes and a monitor that shows split time. A class format wants machines that can be calibrated to read the same way across the row. A rehabilitation or older-adult programme wants a low, stable seat height and a very light bottom end of the resistance range. A performance floor wants repeatable data and a stable drag factor.
Naming the primary programme before you compare models removes most of the options immediately.
Measure the space, including the sweep
Rowers occupy more floor than their frame suggests. You need the machine length, the clearance behind the flywheel for airflow on air models, and circulation space on at least one side so a user can get on and off safely. Where machines are lined up for classes, the spacing between rails determines whether an instructor can walk the row and correct technique.
If the room is multi-purpose, check how the model stores. Some rowers separate or stand vertically; others do not. Ceiling height becomes a constraint the moment a machine is stored upright.
The four resistance types and where each belongs
Air resistance. A fan generates resistance that rises with the speed of the stroke, so the machine self-scales to the user. It gives the most realistic on-water feel under load, tolerates continuous use well, and is the reference in cross-training and conditioning environments. It is also the loudest, which matters in a hotel fitness room next to bedrooms or in a small studio. Our air-resistance cardio range is built for this kind of duty.
Water resistance. Paddles turning in a water tank produce a resistance curve close to that of air, with a distinctive sound many users find pleasant rather than intrusive. Water rowers suit boutique studios and premium hotel spaces where the machine is part of the room. They need occasional water treatment, which belongs on the maintenance schedule from day one.
Magnetic resistance. Magnets set the resistance independently of stroke speed, giving near-silent operation and a level that can be selected rather than earned. This is the right answer for shared buildings, residences, offices and any room where noise is a complaint risk. Magnetic models also carry preset programmes more often than air models do.
Hydraulic resistance. Hydraulic cylinders make for a very compact machine, but the stroke does not reproduce the rowing movement in the same way and the cylinders are a wear part. Hydraulic rowers are not the right specification for a commercial floor with continuous use; they appear here because buyers meet them in comparison tables and should know why they were left out.
Rail length and user fit
Rail length is the specification most often skipped and the one most likely to generate complaints. A rail that is too short cuts the drive short for tall users, who then either shorten the stroke or slide off the end of the seat travel. In a facility you do not choose your users, so specify the rail against the tallest realistic member rather than the average.
Seat height matters for the opposite population. A higher seat is easier to get on and off for older adults and for anyone returning from a lower-limb injury, and it is the reason some models are chosen for rehabilitation units and residences.
Monitor, data and connectivity
Check what the monitor actually shows and, more importantly, what it exports. A commercial buyer should ask three questions: does it display split time, stroke rate and distance simultaneously; does it broadcast heart rate from a chest strap; and can session data leave the machine for the club application or the class display. A monitor that cannot be read from three metres away is useless for a class format however good its internal software is.
Power supply is part of the same question. Machines that run on self-generated power avoid a socket next to every rail, which changes what is possible in a room without a floor box.
Build, maintenance and spare parts
The parts that wear on a rower are predictable: the handle strap or chain, the seat rollers, the footplate straps and the flywheel bearing. Ask for the replacement interval and the lead time on each before you sign, and ask whether the parts can be fitted by your own maintenance staff or require a technician visit.
A weekly wipe-down of the rail and a monthly check of the chain or strap tension will keep most machines in service. What takes rowers out of service is not the flywheel, it is a seat roller nobody replaced.

It depends on the goal and the fitness level of the user. A common starting point is 20 to 30 minutes, increased progressively as endurance improves. For interval formats the total time is shorter and the intensity higher.
