Fitting Out a Gym Under 70 m²: Budget, Equipment and Mistakes to Avoid

Fitting out a gym of under 70 m² is entirely feasible on a budget of roughly 8,000–10,000 EUR excluding VAT for a private or semi-private space — provided every square metre and every euro is allocated deliberately. In a room this size the three decisions that make or break the project are equipment selection (multifunction over single-purpose), circulation space (at least 1.5 m between stations) and flooring. This guide gives you a costed budget, the essential equipment list, the layout rules and the mistakes that sink small gyms.

Set the budget before choosing a single machine

A realistic starting budget for a functional 70 m² training space breaks down as follows:

The essential equipment for under 70 m²

  • Adjustable dumbbells and plates (approx. 300 EUR): one adjustable set replaces a full fixed-weight rack and saves 3–4 m².
  • Adjustable bench, flat to incline (approx. 600 EUR): the hub of every free-weight movement.
  • One cardio unit — treadmill or elliptical (from approx. 1,200 EUR for light use). For intensive daily use, step up to a commercial machine such as the Bodytone EVOT2 professional treadmill at 7,799 EUR excluding VAT.
  • Free-weight zone: bar and plates (approx. 900 EUR).

Five mistakes that ruin small gyms

  1. Overcrowding: filling the room with machines and leaving under 1.5 m of circulation. Aim to use no more than 60% of the floor for equipment footprints.
  2. Buying single-purpose machines first: in 70 m², every unit must earn its footprint with multiple exercises.
  3. Ignoring ceiling height: overhead pressing and pull-ups need 2.6 m minimum; check before ordering a rack.
  4. Treating flooring as decoration: it is protective infrastructure — see below.
  5. No ventilation plan: a 70 m² room with 5–8 users needs mechanical air renewal, or humidity will corrode equipment within two years.

Flooring: the non-negotiable layer

Rubber tiles of 15–20 mm are the baseline for a mixed-use room at roughly 20 EUR excluding VAT per m²; move to 40 mm wherever weights are dropped. Layout: three configurations that work

  • Perimeter layout: machines along the walls, free space in the centre for functional work. Best for group use.
  • Zoned layout: cardio near the entrance, strength at the back, stretching in the quietest corner. Best for mixed audiences.
  • Line layout: for narrow rooms — a single circulation corridor with stations on one side.
